“We were looking for a property manager who had the capacity to manage a large asset, who was flexible and would keep costs in mind.  We chose Tom Stokes and his group at EpiCity because they had the vertical integration approach and provided the best solution.  We initially selected them as the property management firm.  Tom quickly became a trusted partner and we brought him in on the facility side to help the agent at that time with marketing approaches, necessary facility repairs, and basically everything – from soup to nuts.  We like Tom’s mantra of “we’ll get it done” and he has provided supportive and mindful solutions to get the project (Wall Street Conyers) stabilized.  The current listing broker was not getting it done and it made sense to switch and give EpiCIty the sales and leasing side of the property, too.

The project has had a pretty phenomenal transformation.  I give Tom credit for his vision and we are pleased with the physical appearance of the building.  Tom and his team have helped market the project with an aggressive marketing approach, including a website, billboard and third party calling.  Tom has rolled up his sleeves to reposition this property and has represented Wall Street Conyers with the Chamber of Commerce and at other events.  We need this asset to be stabilized, as we will ultimately sell this property, and we’re grateful for Tom and his team who are making this a vibrant, stable property.”

“This (Wall Street Conyers) is not a simple project. It requires a lot of hands on work, and Tom Stokes of EpiCIty and Signature Bank of Georgia have worked together on different ways to reinvigorate the property. Subsequent to physically revitalizing the project, Tom has come in with a strong marketing approach, including grass roots efforts, to tell the re-branded story of Wall Street Conyers. He and his team are working hard to bring new tenants and owners to the project.  With Tom handling efforts on both the sales/leasing and property management fronts, it allows us to be consistent in sharing the story since the start of the revitalization. Tom is working to convert prospects into tenants or purchasers with “boots on the ground” marketing through the Chamber of Commerce, print and electronic advertising, referrals, a new property website, and social media. Tom is constantly working to sync these varied initiatives into a consistent message that encourages prospects to consider Wall Street Conyers for their spatial needs, whether expanding into a larger space or relocating based on the convenience of this property.”

“Our bank, Cornerstone Bank, has loans with EpiCity and they have performed exceptionally, doing everything we ask of them. The main project we have worked with them on is fee building for a residential development in Norcross. We have eight lots and EpiCIty came in and finished the four homes in construction, and did not stop there. Not only did they build an excellent product, but are doing a good job in marketing and trying to get the houses sold for us. The company has good experience and a good history with a number of different property types, which makes them unique. We have also had a good experience working with them on a single family home in the Grant Park area. They also buy a lot of low-end homes and fix them up, and we have worked with them on some of those projects.”

–Tuck Perkins, Cornerstone Bank

“Tom and his team are the type of people who take the bull by the horns, walk into the most difficult situation and calm everyone down to think it through.  Tom surveys a situation and he does what needs to be done.  They have stepped into projects on the day of foreclosure and turned them around with much thought and energy.  The team is sensitive, cares about others and my relationship with them is nothing short of an A+.

EpiCIty worked with us on a 220-unit apartment project, first as Receiver and then as property manager, post-foreclosure. Prior to EpiCity’s involvement, this property was the victim of several unfortunate occurrences, including a tornado. Due to the declining condition, the property lost its ability to qualify residents with Housing Choice (Section 8) assistance, and the loan became more and more delinquent.  EpiCity came in and turned this place around, with almost no capital, and we all worked our way back. We eventually found a purchaser for this property and we were extremely pleased with EpiCity’s efforts.”
